I watch the market constantly and knew that the area was improving quickly and that it was a desirable place to rent.

Pick a desirable neighborhood where your home will appreciate and go for it!

San Diego, to me, seems like a market that still has a lot of upside due to the building constraints in the area, the desirability, and the strong economy. 

For me, those 2 reasons alone make it worth it's weight in gold. 

While it doesn't meet the 1% rule it's in a stable, desirable area that'll perform more consistently for you over time so it's worth the tradeoff in my opinion.

Commercial MF decline is already impacting, in my market, non-commercial MF.  5) not everyone has the ability, desire and/or time for active investments. 6) syndications provide easy means to diversify   This includes geographical, asset class, and value add.  

Hey y'all, What areas around St Louis are you finding the greatest value on returns? 63031 has been really good to me but the inventory is scarce these days. It's tough to find a solid deal without giving up the bank....
