Some are less than that if their agency is slow in finalizing things.  

It also greatly effects the STR and MTR market with the BMT graduations, etc… The last few years have been very slow and the rental market has been flooded with investors at the same time.

Its one of the few where the low periods are nowhere near as slow as others.

No time to start too high, it just creates a slow death and makes the listing stale

Title cos are slowing down and even going out of biz.

If you have deep pockets, I think Austin will eventually reward you, but if you are a newbie in real estate looking to cash flow positive day one or shortly thereafter, Austin is probably not your best bet in TEXAS.  

That said, not all markets are the same—some are seeing rents slow, which could impact prices more.

2025 will be another slow year with low transactions similar to 2024.

Maybe I will look into it when I’m more deep into my investment journey. 

It's critically important to make sure you know the exact zoning in regards to minimum stay requirements before you go too deep into a property.
