@John Underwood and @Nathan Gesner one of AirDNA's "darker" secrets is that it includes cleaning fees in its revenue estimate, so they need to be backed out if you are using their estimator.

what one of my C class bigger opeators does though is if he has carpets.. he will clean them then just die them a darker shade until they are black literally.. before replacement  . if your buying strong B class your turn over issues wont be as acute generally speaking but these morris houses and any house in any city that is on the low end of the rental spectrum this is your tenant base. so account for turn over accordingly... boost your cap ex and maintenance numbers .. this will help to alleviate these large turn over costs... at least you know going in.

I also show them things I do when visiting a property, such as turning the shades so the seams are facing the wall, straightening the area rugs, cleaning the grill grate... not to say "do these things", but to teach the critical eye and to walk in the guest's shoes, thinking about the details that might affect their impressions and experience.

Yes, but what I like about the 100 year old floors are how they seem to wear slightly lighter in the middle and darker on the edges, just real slight, and then the little nicks that appear darker.I have had patches put in where the old floor heaters were and, yes its amazing that they can match them so they do not even show a patch was put there.

Other than this, with showings: make sure the lawn is manicured, all lights are on while touring, window shades open, and maybe a handout with a short list of neighborhood amenities could be helpful!

Particularly with new investors, they get emotionally attached to a property which shades their ability to reason clearly (an agent trying to force the deal doesn't help either).
