Massive dehumidifiers are filling with at least 3-4 gallons of water daily - we can't rent until a slew of multi thousand dollar repairs are completed.We were told that the dehumidifiers the sellers had in the house were only used during the spring when snowmelt was very bad. 

Daily Mail is about as junk as it gets.

Look around these boards-- frauds popping up daily, misleading advertisements, posts about acquiring X amount of houses at Y cap rates only to be truly just wholesaling them, columbus cartel swarming, etc.

I just did a podcast where we discussed this and how people are in for rude awakenings when its takes 3x as long and costs 2x as much to renovate from afar if you are not there on an almost daily basis.

I am slowly building my people around me and gaining knowledge daily.

CCIM, SIOR, and all of the other designations you can amass never teach you how to pick up the phone and prospect for leads, track down growing/expanding businesses to convert to clients, how to manage tenants in a retail strip center, or do the myriad of other daily activities required to be a good commercial investment broker/owner.

I would get about 20 leads daily and about 1% of those would lead to a property closing out.

I've even had the chance to secure cash-out refinances between 6.00-6.50% lately - keep an eye on the 5-year treasury, as 720+ credit and $100k+ properties will be eligible for rates that are about 2.5% over that daily treasury rate.
