TBH these circles do speaking engagements as promotional opportunities, it’s a hand shake and “I’ll speak at yours if you speak at mine”.

Nobody knows the ins and outs of this home better than you which gives you an upper hand over any management company.  

on the one hand, if you're happy with it, and you believe in this market, and this is what you wanted, great. the fact that you're asking the question shows that you're being thoughtful about it.with that said, it sounds like you're into the deal for almost $90K out of pocket, and so if you asked me if i would put $90K of my hard earned cash into a property to get $175 month, the answer is no. 

One thing to consider is how hands-on you want to be.

Be sure you to have offer for potential homesellers to raise their hand... like a Home Seller's Guide.Call expired and ask them how come they think their house didn't sell and listen to what they say. 

Start small with strategies like house hacking, leveraging your hands-on skills for value-add properties, and building a strong team or network to reduce risks.
