What about a purchaser with a non-contingent cash contract?

I didn't feel rushed though, because I had a backup plan, and even a secondary contingency plan.I also think the loan harvesting is a great idea, especially if you mix that with a great property manager.

I'm not sure if that helps much having a financing contingency.

Unless you are part of an investing contingent with a bunch of other landlords with Trenton holdings, like the "Brooklyn" folk, I feel if you are a landlord living 1+ hours away with the plan to have 1-3 properties in the near term, you will get ripped off.

I have a little concern as I offered a shorter financing contingency and appraisal contingency based on how fast it was stated they could close loans, but not entirely sure they can deliver yet.

I’m working in getting under contract with a wholesaler for the first time, wondering what amendments I should look for in the contract from a financing contingency or inspection period etc or if that’s just for on market deals, would love to hear anyone’s input!

Unless you know how to run analysis, mitigate risks, account for contingencies, and have good strategies in place, you can end up worse than you started.

If you literally feel like your twiddling your thumbs you can come up with contingencies for when bad things happen like not paying rent, not getting along, not keeping house clean, partying too much, etc.
