You can find deals but they often need a lot of repairs/renovations, and depending on your skill and/or team, it might make these viable options or properties you want to avoid.

Sometimes it is easier to split the profits and JV with someone if they can bring a valuable skill set to the table.

Honestly, I would sell it now while there are still an endless supply of foolish newbie investors out there that have the capital to throw around $2M with no underwriting skills and assume they'll cashflow based on bad advice from realtors and youtubers.Eventually once everyone starts wisening up to these investment-only properties being a negative investment, prices will start falling and you might lose that equity. 

You take the lists of brokers you were given, the underwriting skills and capital raising techniques you were taught and you begin raising capital and finding deals for the the syndication educator who started you down this path in the first place.

They need a lot more training & accountability on systems and processes vs. the subs coming in just to do their trade they are highly skilled in.

Additionally, strong financial acumen and negotiation skills are crucial.

I got licensed and have been learning brokerage and hope to transfer these skills into becoming a principal at some point.
