I've run into some issues where clients get a little anxious over a valuation that came in low or a condition comes up that is fairly minor. 

However, the market is competitive, and rental regulations are becoming stricter.

I looked at somewhere between 150 and 200 deals before getting my first deal and that was at a time when market conditions weren't as tough as they are now. 

Given its condition, renting it may not be practical.

Look at recently sold properties in the same neighborhood that match the size, condition, and style your property will have post-rehab.

I'm currently corresponding with my property manager to gather information of the condition of the property as well as discuss our next course of action. 

Naturally, they are your competition and the daily rates need to be taken into account.

Yup, property condition, vintage, neighborhood, tenant base, property management are all very important considerations. 

I agree with Collin.The Smokies do have a lot of competition, so you need to have a view, decent location, good to great amenities etc to stand out.We have a 6-bedroom cabin there, but I imagine a 3 to 4 bedroom would be in the sweet spot of not too big or not too small.

For the 2-3 months of dry heat, (that most of us spend in the pool or at the lake) we get to enjoy 9-10 months of pure joyous weather without extreme rain, snow, hurricanes, tornados or any other extreme conditions. :)
