FYII filed a fraud complaint with the FTC and surrendered all communications and notes to the attorney working on the case. 

hey tim, i should have been more clear. i will be doing all of the property management per se, just looking for an organizational tool via an app or software that will consolidate the communication for my duties. i only have one out of state property and just dont think the amount paid is worth the relatively low stress of this specific quality property and tenant pool. i will look into stessa and buildium- thank you for the recs!

It was pretty upsetting the PM didn't do a good job communicating to the plumber the washer install is tenant's responsibility, nor did they do a good job explaining what happened to cause a 6-hour job at $1100, or try to lower it before charging me.

But PadSplit does not handle maintenance and any member communications, our management covers that. 

To their credit they have had good communication with us and have hired the last exterminator that got the job done.

@David Varvaro yeah man I know that's probably a good idea, it just seems to me that it adds another touch point when it comes to communicating between on-island contacts.

Keep records of all communication, and be prepared to take further steps if necessary.

Effort is still required to communicate with the Craigslist advertisers, but having software to lift the deals out of Craigslist would surely be worth $1,000. 

If it's not, communicate quite clearly with them That their issue is a non issue. 

We have made the decision to list the place for rent and then simply communicate the situation with the tenant.
