The real skill is understanding the variability and risk in each number which is not always numerical or scientific.

I have lived in Santa Fe for 5 years and am plugged into the commercial RE market as a full-time investor. 

The “buyer beware” philosophy is fine for commercial transactions, but taking “advantage” of home owners when they’re most vulnerable and lack market sophistication is something no right thinking person wants.

There are neighborhoods such as Olivia Beach that allow STR usages outright as well as pockets with specific Commercial Tourist Zoning that are not subject to a waitlist.The other major change to a top STR destination was in Rockaway Beach Oregon.

My best appreciating are over $10k/month of appreciation and similarly I suspect this beats virtually all other non-commercial (<5 units) residential RE in my market. 

A relative who does long-distance real estate investing told me that I have to sign the final loan document and the transfer of ownership document in person.

@Helena Goyvaerts I run the Michigan Real Estate Investors group and we have over 1200 members. 

We not only offered them a better comp package, but we offered them the opportunity to work for people who knew real estate investing as investors, not just as lenders. 

@Dalton Foote I have had tremendous success using direct mail and mailing the owner of record where the tax bills get mailed to.Generally, property management companies don’t pay the real estate taxes so this gets me right to the owner.Targeting wise, I would just do a zip code filtered by unit count using a service like listsource.
