Is it reasonable to just give my 2018 tax return to an REI-focused CPA and pay them to just comb through it and see if it looks good or if they would have done things differently? 

If you found properties like that by combing your area go to the county website, get the name of the owner and contact them.If you want to invest locally draw a circle around your house indicating how far you are willing to drive, it will contain lots of pockets where you might still be able to cashflow even if it is a little off the beaten path.

I'm having my contractor go out there today to walk through with a fine tooth comb to get an exact rehab estimate.

As I said before this is not only my first multi-family acquisition but also my very first deal, EVER.I have done my research and I am combing the forums for other investors past experiences but I wanted to ask everyone that reads this, what sort of advice would you give me for things that I should be aware of and/or should look for on this scale of multi-family units?

The agent is getting paid as soon as I close on a home, so, should they go the extra step and comb through mls based on the criteria I provide for what I am seeking in an investment?

You may want to consult an attorney or run a fine tooth comb over their lease and find a way to terminate the lease.

It is frustrating combing through properties and not seeing anything that works on paper.Negotiating the price, increasing rents, being creative with the highest and best use of the property, etc. can yield some surprising results.
