I manage in Barstow Ca, I think the climate is similar to Arizona where you are, I install window swamp cooler, those guys cool up to 1200 square feet house very effectively n the power consumption is s no more than a typical appliance.

We also have a political climate that is anti police, especially in the neighborhoods where they need the most police involvement. 

I'm sure you can do something similar:LIVING IN THE TROPICS: When accepting this agreement, the tenants confirm that they understand that the home is in a tropical and hot weather location and that occasional wildlife and insects not ordinarily seen in other climates may be on property.

The political climate makes it easier to invest in Arizona over California.

As far as climate goes, I would say the humidity in Little Rock is pretty oppressive too.

They go through men every weekend I’m sorry but that’s just how it is in today’s climate !

Why Invest in Colombia with such poor returns and so far from your home , in an not stable political climate when you can  easily  invest in the best Latin American Real Estate market, in Mexico, especially in Playa del Carmen , Quintana Roo State, Mayan Riviera ?

I’m currently located in Dayton Cincinnati but always loved the southern climate.

Another pit fall for out of state investors is not understanding the climate.
