A big portion of the lot has a existing church parking lot attached to it with 32 parking spaces.

Bank loans, bank accounts, brokerage accounts, IRAs, 401ks, car loans, insurance companies, cruise ships, credit cards, ez pass, doctors and hospitals, drivers licenses, colleges, high schools, not to forget gun shops, google, ATT, Verizon, Comcast, Amazon, airlines, CIA, IRS, FBI, TSA, Homeland security, Target and Home Depot data breaches, security clearances, car dealerships, title companies, accountant, employers, landlords, credit bureaus, payroll companies, golf and tennis clubs, business clubs, volunteers at schools/churches, Russians and Chinese, etc. it’s more of a question as to who doesn’t have it as I see it.

@Timothy Church knows the area very well and I know a little  since I have been going there and renting STR for 40 years myself.

The Church of Leverage says to do this all day every day.The Church of Dave Ramsey says to never do it, no matter what, without exception. 

Like more example, has anyone noticed if average church attendance in a given city or number of parks or something else that's usually not factored in correlates with quality of tenants?

Close to military base, and next to a lot of businesses and churches, 1 block away from the main street of the town. 

@Tone Church you do have a lease it is a verbal lease most likely month to month.

The deposit and first month's rent was paid on her behalf by a church group, so she's not out anything so to speak for leaving. 

They would rather stay near their church, family, friends etc and see these D neighborhoods transition.
