For the most part the 1031 needs to be complete before a cash out refi - and practitioners have varying opinions regarding a cash out- some of them suggest up to 18 months. 

Leland, I've been practicing Infinite Banking for 10 years and have been an authorized practitioner for the last 2 years.

I also have interviewed many successful medical practitioners who focus on RE investing, while still owning their medical practice.The biggest tip I can share is to develop investing criteria and understand how much time you can commit to RE.

I can say we have never had one of our products fail however, there have been failures on the part of the IRA holders.Before I answer the question I'd like to give some background; the basic reason people fail at transactions is that they fail to seek competent advice or from a practitioner who has walked through the fire not just speak theoretically about IRS actions.

I have spent the last 14 years in nursing and love what I do as a nurse practitioner.

This profession, as many do, strive to protect the public and to preserve practitioners from unlicensed entities.Any advice would be greatly appreciated.Bruce Foley
