I have children but they aren't little so no daycare and no nanny/babysitter costs but there will be college costs.

They are in the energy business and want to purchase the home because it is near their children and grandchildren.

My goal for 2023 is to give $1000 (10% of my monthly net passive income) to various children hospitals and cancer research institution. 

A friend suggested the use of a vaporizer could be the culprit (one of their children is asthmatic) and a windows company who went to inspect it said they had covered the weep holes, which would definitely cause mold.

Its time for me to get serious as I want to build a long term rental portfolio that can carry on through my golden years and for my children to one day take over. 

I just want to be able to provide a good life for my children. 

Sharing walls with a noisy family with children or college students for example is not going to invite conflict and may cost you in poor reviews or guests wanting to leave early.

Then you could list the units, accept all applications equally, and if the application that meets your criteria happens to have children you could then have it remediated.  

I'm focused on what my net worth will be in 20-30 years that will go to my children.
