BUYER BEWARE!!!

The old owner unfortunately locked his tenants into $800 leases which scared away some buyers before he listed.

The article is off because it is comparing two different types of buyers.  

They get the sale and its not any harder than finding a home for a retail buyer. 

Buyers don’t care if you shelled out more on the rehab, if you’re priced too high, you’ll end up sitting on the market way longer than you want, driving up holding costs.Lastly if your buying on market, REO or Corporate sellers are dominating and not as willing to negotiate as owners would.

He’d likely play the role of buyer’s agent, contractor, and rental listing agent—something we successfully did last June.

It had multiple offers the day it was listed (like everywhere) but now the financing of the buyer is falling through. 

In many cases, it weakens the lender's position as they did not underwrite the buyer and an owner-occupant tends to pay better than non-owner-occupants.
