Jack and Jill homeowners have to pay off their mortgage and buy again, so aren't good SF candidates.All of my SF buys have been from tired landlords that owned free and clear.

They can be great to own but lots of analysis goes into choosing the best ones to buy .

Buying mixed use means you want to feel confident in the future demand for both residential and commercial space in that area.

Cash Flow vs Buy and Hold, etc...That can help determine areas to invest, as some areas are better for cash flow and don't appreciate that much.
