I am trying to balance my overall portfolio and would like some advice on how people would balance this if they were in my shoes to in order to reduce risk and increase overall gains.I currently have 2 rental properties and 1 primary residence as well as cash and brokerage funds.My main questions I’m looking for thoughts on are…- What percentage would you keep in reserves?

You may need to be a licensed real estate broker/agent to wholesale legally in many jurisdictions7.

You can also contact a local real estate brokerage, like Keller Williams or Re-Max, to see if there are any new agents that want to make a little money holding an "open house" for prospective tenants or could they be available for indivudual showings.

If you need a brokerage account at Fidelity, you open Fidelity’s Investment-Only Non-Prototype Retirement account for the 401k; there is no need for the LLC.

@Charlie Brown, I'm not super familiar with your market specifically but I think this strategy works anywhere:- Find a boutique, niche, ideally aging broker/brokerage in your market, and start adding value. 

Some brokerages might even offer support or mentorship programs that could help you get started.Keep pushing forward—your goals are within reach!

Also since being on the market my agent quit working for the brokerage they were working for without leaving a good passdown to the agent that replaced them.
