I'm getting a lot of differing opinions from both real estate professionals and regulating bodies. 

@Bernie BurkeIf you invest in a syndication make sure to get updated reviews - whether here on BP, or in other investment clubs, a lot of the buried bodies are making their way to the surface.

I work a full-time job, a side gig as a food delivery driver, moderate for BiggerPockets, gym, family, friends, & etc, but I still self-manage my properties usually from my cell phone, lol!

Comparing Verizon (one of a handful of cell phone providers) and a PM company, which is ridiculously competitive industry, is comparing an apple to an orange.

Check with your state real estate governing body to find out what they require.  

Mainly because I have to pass inspection from the accrediting body prior to staring the business in the front portion of the building approx 3000 sqft.

Could be the location of the property and cell signal.

In my area the appeals are heard in the middle of the year with the result of the appeal coming out in the fall so that the taxing bodies have the information for the following year's taxes. 

Drama on top of more drama.Plumber fixed the toilet, which he says "may" be what caused the smell, but he personally smelled nothing.The tenant somehow, and I have no idea how, tracked down my personal cell number - bypassed the property management company and started calling me to complain about the fact it took three plumbers to fix the issue and how he shouldn't owe rent because of being forced to live in such an environment.Eventually I lost my cool because this guy was getting more and more aggressive on the phone, and I told him I would gladly approve his request to move.I don't think he expected that, because an hour later the tenant's mother called me (she doesn't live with him) to apologize on his behalf and talked to me about allowing him to continue living there.
