I'd recommend running the numbers on her current home as a rental and bench-marking the return on it relative to other rental properties or investment alternatives to determine if it is a good investment

Again, couldn’t agree more that the rentalyzer isn’t carved in Stone accuracy, but so far we’ve been able to beat the rentalyzer metrics by at least a 20% standard deviation on all of our listings, so it’s a great benchmark for us.

@Bryan WegmanStrictly based on the current interest rate environment and the rising 10 year US benchmark rate, the 30 year fixed option may prove to be more beneficial than the 5/1 option.
