If you are not from this area, you should know it is even harder to rent a place when it is the holidays and it is cold and snowy outside, and the bad weather we had the first week of January hasn't helped you.I'd have a discussion about what it would take to rent your place.  

The more rentals you have the more risk there is to having a bad situation crop up.

Is it a bad idea to invest in properties where you would be able to collect rent that is equal or a little less than your mortgage payment?

Prepare for the inevitable, because bad things will happen.

Andrey this the same deal you were posting about a few months back.. if so i would contact Kathy and see whats up.. its exactly as i thought it was.. seller financing so the debt was to the seller who then probably sold the notes to other investors.. so no recourse just bad deal 

People are busy with the holidays, and very few are focused on moving. 22 days isn't ideal, but it's not bad for this time of year.

In terms of distance I will be about half hour away so not bad at all.

I think the big question is how badly do you want to keep the extra $50k liquid?
