Consistent reminder of paying rent, automatic charging of late fees and ability to add addendum for changes in lease agreements.

The extra cash will help because it shows that you have reserves, but you wont automatically get a sweetheart deal just because you have X amount of cash. 

Perform the same task in each app to ensure a fair comparison.Load a property with pictures and details.Market that property.See what your marketing looks like from the public's perspective.Submit a fake application to see how easy the process is.Run a credit/screening report on yourself.Enter a maintenance request, assign a vendor, and attach a fake invoice.Enter charges to the tenant's ledger.Enter recurring charges and automatic late fees.Sign documents electronically.Run owner reports.After testing a few apps, one should clearly stand out.

Airbnb is straightforward because I get the automatic payments.

In some jurisdcitions they are talking about life time leases that can't be terminated unless there is a lease violation and are automatically renewed, don't know how FHA would look st those situtions. 

Connects to my current internet service at home and I can use a wireless headset for conference calls.It's a little bit more expensive than your $60 per year just for fax, but the features are nice (and you can set business hours to where the phone gets automatically forwarded to voice mail).

and I DON'T think that you automatically have 'analysis paralysis' if you spend some time getting yourself into a stronger financial position, researching, or both. 

AI layoff is already happening Jason,  especially in tech sector, but not because of the job is replaced by the robot but because lot of tech company is moving direction from traditional business to AI sectol.

I personally think it's disgusting when a landlord automatically disqualifies a potential tenant based on a conviction.
