The way I see it, the positives are that the municipality takes the burden of finding the tenant, rental agreement with the municipality is for are for at least five years (this might be a negative for some) and you'll be exempt from both property and capital gains taxes.

@Cheryl J McGrath  Personally I don't see why any RTO buyer would enter into an agreement  and put down money if you don't own the house yet. 

In the end, the entire deal can fall through if there is no agreement.

And knowing you don't do your diligence, you probably signed something in the agreement with them to not talk **** about them in the open.

Comparing your post to my experience thus far I feel I am in for a fairly robotic loan experience.I have yet to see the actual loan agreement, but I have requested this and will report back when i get a copy.  

If a single partner pays the mortgage personally, the payment must be treated as a contribution to the partnership, as specified in the partnership agreement.

Never react to what your tenant says, only to what they do as it relates to the lease agreement in place.
