But this tenant right now is 100% subsidized by an agency, which is nice for the cash flow.

Local lenders, agency brokers, credit unions, etc.  

The reason people DON’T get wealthy in real estate is that instead of going with a different service provider when they’re unhappy with a quote and concentrating on earning more money through additional and better investments - they spend the time and energy researching if they can sue, who they can sue, what agency they can report the vendor to, if a class action is possible and the very technical legal aspect of flat fee quote vs hourly quote.  

However, they will not be as good as agency loans.

Fannie Mae and Freddie Mac have both confirmed that buyers whose agents are compensated by the seller will continued to have access to financing through the agencies.

The reason being is Canada Revenue Agency considers it a foreign corporation (not a flow through entity), and therefore a mismatch in foreign tax credits resulting in some cases of 70%+ taxation! 

This settlement was about whether or not the buyers agency commission is advertised in the MLS and whether or not buyers need to sign a buyers agency agreement prior to any showings.

Buyers agents can't show a home without already having a buyer broker agency and commission agreement in place.

The 3 states I work primarily in already require buyer agency agreements by state law. 50% of our deals are off market, so our commissions already got written into our offers as a standard operating procedure.So virtually no changes for me.
