A few years ago sellers weren't accepting offers with financing because there were so many cash buyers. 

R&D is like split testing, trial and error is "I'll be damned to spend the time investing in knowledge so let's just hope we survive the guessing". 

Tenant clearly accepted these responsibilities. 

Yet investors expect a PMC to do all this extra followup for free because they think the program is "gold".We've always accepted S8 tenants and have no plans to stop.It's a decent program if the investor understands the limitations and challenges.Otherwise, it's "fool's gold".

Hence the countless posts on BP where the investor got burned by accepting the lowest bid.

ask them to confirm they understand your policies (no parties, no extra guests that aren't included in the reservation, etc.) before accepting their reservation request. 

I am in the process of studying for my licensing exam in the state of Tennessee and plan to work in the Chattanooga area upon completion of the test (which will be quite soon).
