I value my time more than $50/hour and just this week I have spent 3 hours running toilets around which is what my PM fee would have been. 

I am looking to add a 2nd investment property to my portfolio but I have no cash to do so.

Affordability for the average person is essential, in my opinion. 

To give some context before my questions to everyone, here's a little about me and where I'm at in my investment journey.

I have been in Cleveland but not my favorite city in Ohio.  

I do not have 5 layers of management that make my rates higher, no lender I work with pays for my office space, licensing, benefits, marketing department, compliance department.... 

While short-term rentals in areas like Kissimmee, Florida, can pay for themselves and offer lifestyle benefits, the ROI typically doesn’t match what I see from my traditional portfolio of long-term rentals in North Texas.That said, short-term rentals can still be a great choice, especially if you're drawn to the area and the opportunity to combine personal use with investment income.

I can find the deals through certain websites and other resources, but i hav barely a clue on how to actually pull the comps.
