I Have a  project coming up and looking for a ln affordable  handyman to do some basic touch up work.

Nail holes, touch-ups, drains, exhaust fans, heaters/furnaces, a/c filters, gutters, lock changes.  

I would use the remainder of the $13,000 for any kind of repairs and touch-ups needed. 

These small items end up adding up in the end.I assume other than some touch up, you won't be working on the exterior?

You find that out when you go to show the unit when they never asked permission to paint even if it's in the lease.We used a set color, Antique White, Contractors grade Conco brand from Menards. so we can touch up after move outs and never have to think about "what color was on that wall" I use a eggshell finish on everything except kitchen and bath. there I use semigloss.So pick your color and 5 gallon buckets are best cost savings. 

My contractor stated that with so much touch up work, it's best to paint the whole house.

But all of that's very different than carpet getting thrashed, shoving who-knows-what down a garbage disposal, have to do more paint touch-up after a 12-month lease than living in your home for 5 years, etc.

I'm considering accepting a reduced rent and not enforcing the lease in exchange for assistance in getting the property ready for sale (basic touch ups, paint, small repairs, etc.), always having the property ready for a potential buyer to visit, and moving out as soon as the property is sold.

(this was basically him "vouching" for her - because now she knows that HE is going to have to do touch-up if she doesn't do a good job..)

if something just needs a touchup... it's going to be very, very difficult to buy at the discount that you need to make BRRRR work.hope this helps
