My plan for this year is improve my credit, get my real estate license (to increase my income on top of my W-2), possibly career transition into the property management space (to learn more), and save as much as possible and learn as much as I can.I’d love to house hack close to home but my area is so expensive it seems like it’d be close to impossible. 

@Jonathan LudizacaFrom a lender's perspective, starting in 1-4 units gives you experience and many more lenders will be open to first time flippers in this space versus multifamily. 

However, seeing as though I have already sourced the deal myself, would it still be in my best interest to use a realtor for this transaction if it works out? 

Just posting this in case someone goes through the forums looking for non-recourse or retirement account lenders.

Let's say $300k, you then agree to the purchase price but add your own terms (ex. 0% interest, 5% down, 16 years to pay back).This way, you're paying (example) $1,800/month but renting the property for $2,400/month and pocketing the difference.Anyone have success doing such a thing?

With the numerous investors on this forum they have done this to, it is probably just the tip of the iceberg.
