It is in the flood plains and due to us doing "significant" rehab. they require us to have the property above the 100-year flood plane and we have done the elevation survey and all and based on that report, it would require 30 inches above.

That would need to be specifically addressed in the assignment though.Now it is common that in most real estate transactions that certain fees/expenses are paid for by the buyer (lending fees, half the escrow fee, appraisals, inspections, survey, and attorney fees for the deed of trust) and certain fees/expenses are paid by the seller (title insurance, half the escrow, prorated taxes, prorated rents, deposits, and attorney fees for the deed).Now it is common that in many wholesale transactions, the contract states that the buyer is elected to pay all closing costs.

If you do call, I doubt you will be able to get much out of it since the applicant only had to fill out an electronic survey to obtain the certification.and yes many of those web sites recommended to their users to not disclose initially then bring on the animal later as a surprise and say "oh, it's not a pet".

This gives you a method to really compare all the total costs.State specific- tax stamps/recording/and title vary on location but should only be the real actual in that city.Appraiser will do a rent survey 1007 form another $150 -250SFR appraisal  $450- 500 units more$350000 sales price SFR with 20% down your PITI at 7% is $2331 If your FICO is 721 APR at 7 is 7.599 MARKET rents need to be more than $2336 if there is no HOA, no flood insurance, no special hazard insurance- get a quote for the fire insurance TODAY!
