However if you aren't doing mass scale, we definitely suggest letting the contractor handle material purchasing.As long as the client has all of the materials at the jobsite, place them where they go, they are all the correct type/fit and there are all of the misc parts (adapters/special hardware/etc) needed to do the install.

Typical Prop Mgmt can't manage a co-living home, and all the special considerations that are required, but even typical mgmt costs 10% or 11% considering they take a months rent for vacancies to get a new tenant in place.

Like in many other markets, only a minority of owners can get such figures (if they have a special property that they bought at a good price years ago for example) but the average buyer/investor will be sorely disappointed if he/she hopes to reach those figures.
