and pay them off with that, BUT if he were to sell the property, he would rather much sell it to us (his family).so my question here is if I were to bare interest in buying his property (it would be my first) so it stays in our family line, what would be the best way to purchase and finance it (possible house-hack or LTR if I were to purchase it) ?

If you are a flipper, your real estate along with related costs are considered inventory.The bare minimum feature within Quickbooks is to have the inventory feature.

Many investors make the mistake of assuming that a shorter PMA is better:( There's a reason purchase contracts have type so small you can barely read them, yet are 4-6+ pages.Reality is:1) Only if it's properly in writing, do they have to do it.2) If it's not in writing that they can't do it - they will and charge you for it.

Since you are just graduating college you may already realize that it's not what you know, but who you know (as a personal note, I had college friends that were barely passing their classes however they ended up with really good paying jobs due to "who they knew").

So, they have barely an inkling of how to work with an investor to find "deals".Of course, most of the newbie investors don't know what a "deal" is either, with many of them willing to pay asking, or above asking prices.
