A Bay Area native, I just graduated from UC Berkeley and am looking to buy my first investment property in the Sacramento area.

That's why I'm curious about this question and it will indeed be interesting to see how the market will react.

. ;-) Also, I think the market is changing (I know a lot of people don't agree with me and that is fine) and those techniques are ideal when the market changes, I always react "contrarian" to the market and I've made a lot of money doing so.I don't think that it is that people don't agree with you - it is that we don't believe you. 

As a local native and landlord in bridgeport for many years I can tell you there are more problematic tenants than good ones just due to the demographic.

The A and B react way different than the C and D.Mark

I believe other major cities are reacting in a similar manner.
