@Shane ThomasCap rates are interesting figures to use because MAI appraisers find value in them and so do people buying them for pure cash flow.

Does anyone have any experience with Tim Mai's Cash on Demand wholesaling system?

Carpets have a limited life, and security deposit law in MA is tricky at best, so we don't usually charge for carpet items unless they were brand new when they moved in and completely destroyed when they move out.  

In terms of neighborhoods in Woonsocket, the Globe District is nice and the part that borders MA is a nice area. 

They create 2 LLCs, one in WY or NV (and/or MA i think) and one in RI. 

It's not like the tools are a "program the younger generation is just trained to want to do everything" while they sit on the beach drinking mai tais.

MA is difficult with a lot of tenant friendly laws. $250-350 were my quote ranges also with $2500-5000 retainer range. 

My knowledge of sales tax is limited to NJ, so it is possible that there may be some slight nuances in MA. I
