Then again, maybe for the market you're serving and for keeping the tenants you have in place, it's really a necessity to replace the whole counter with granite or something.

I'd say it's not a necessity but in WI you are definitely able to add more rental income if you have a garage.

When you cut out things that arent a necessity it frees up money to invest or work toward your dream.

Cars are a necessity for most.. unless you live in a city with a fabulous transit system. or again have a W2 job that takes you to the exact same place each day and you can do that with easy public transport.What is really not good is running up credit card debt for ANY type of purchase..

When you do the cash out refi, it will by necessity pay off the HELOC.  

Now, of course, I don't see it as a necessity or owed, but the giving back seemed intriguing.The legal factors or possible tax consequences are also a fear.
