Can u recommend one that you have used and is reasonable?

Side deals like this story are tough to enforce especially cause you can't call section 8 on them and per your contract with section 8 you are getting paid the contract amount so u can't evict them. 

U have to put your own money into your retirement accounts no matching funds.

Yup DSCR loans easy to get into hard to get out and a disaster if you miss any payments or have other DSCR issues along the way you jeopardize your entire portfolio.. use those with extreme caution and make sure if you dont understand it all, this is one of the few instances I think U need to have an attorney review and explain all the Covenants of these loans and what they mean.

Permit included in job (unless you're paying unlicensed people significantly less) in which case u pay someone to pull the permit.

@Mary Shea One section is wood and the rest is laminate. and its a U layout with the cabinets so its not too bad.
