Does anyone know of straight software instead of a monthly/ annual service with a fee for a commercial real estate firm with less than 150 tenants?

I think that line was a subtle shot against a lot of the competition who were founded by software folks or small scale real estate investors. 

The first CPA I worked for told me that tax preparers who are unconfident would print every page generated by the tax software, to make a return look bigger even though it was bloated with unnecesaey supplemental sheets that provided little to no value.

Record lease data using software or spreadsheets, correcting any errors or discrepancies.   

Appfolio is a good software to look into!

Make sure you have a great location analytics software to understand the type of neighborhood you are investing in.
