The lease will say that its the tenants responsibility to hire a competant mowing service at timely intervals,  to keep the lawn looking at least comparable with neighbors, no longer than 3" or whtever, blah blah....Or, maybe you could re landscape, level some, add rockery or shrubs, bulkhead. ???

I pay in predetermined intervals as work is completed, holding the largest portion until 100 percent completion. i also always buy materials independent of contractor, which avoids conflicts of interest pertaining to quality of materials bought and reducing material costs to have more money pocketed to contractor on flat money jobs.

I wonder how they'd overcome the current system of city inspections, as I don't expect the cities to say, yep, we're going to send the building and electrical and plumbing inspectors out in intervals of every 4 hours or so ;-)
