QGIS https://qgis.org/en/site/ or Jupyter Notebooks will let you run SQL queries right from the map interface from the tables, and load it into the map too, as well as export the map searches to .csv.

As I grow I will probably integrate desktop programs (like MS Office, or OpenOffice, or Applix), to use MySQL as a backend, but this is only to make it easier for employees, or helpers.For data entry, and retrieval, usually a web interface to the database works fine, and likewise a shell program, or curses-style interface.For printing flyers, and addressing direct mail pieces, I use PostScript, and shell scripts I write to create the output.I am in South Florida, and I can say that this state makes a lot of public record info available in electronic format at the state, county, and municipal level, usually free, and available on the net.My website is simple, but seems to be working.

ONe thing to consider is flip the tables.. become the bank.. let those that have the stomach and desire to landlord do that work.. you just collect checks each month your still invested in the exact same asset but with none of the liablities and day to day interface with PM and tenant..

I think it's a tad more expensive (less than $100 difference), the interface is really easy to use, and the tests/quizzes they offer have been greatly beneficial.
