Ok, so maybe I am not getting it but I have a hot water boiler with separate zones for each unit.

This includes, water, hot water, heat, air conditioning, cable, security system, snow removal, lawn care.

That calculation is so simplified that it doesn't even bother to factor into the equation any costs  and that $200K just magically appears out of thin air. 

Tenants typically handle smaller things like changing fridge filters or furnace air filters.

That is why it's also uniquely American that in USA a person who throws hot coffee on there lap can get paid $30million for the coffee being hot..... (2) Because that's what the market wants.     

I am really just looking to avoid the worst of the worst areas (anywhere with open air drug markets or active gang warfare / prolific violent crimes).
