Sell it.Long distance owners + family + small town PMs/repairmen = one awkward Thanksgiving.The return on headache won't be worth it. 

The property we're closing on has a 400sqft studio with an existing murphy bed in a somewhat awkward location (open it mostly blocks the hallway to the bathroom).

It is proof that it’s so no matter how awkward or uninformed your journey starts out as, you can always learn and grow!

We removed / closed off some of the windows and framed over a door which was an awkward second entry to the first floor bath.Kid’s bathroom.

Now if I had a FANTASTIC deal on a 2 bedroom and could turn it into a 3 bedroom do to awkward layout or mislabeled because its missing a door, or a closet.

I was able to carefully choose my stays using the profiles and was able to meet and spend time with a priceless variety of people: people with cats, people with awkward teenagers or adorable tantrum-throwing urchins, people who lived in semi-restored historic ruins, bohemian weirdos with artsy communal lifestyles, widowed intellectuals with priceless antiques and hours to spare patiently correcting my grammar, people who forced me to eat and drink meals worth 3x what I was paying them, all of whom didn't speak (or agreed not to speak) a lick of Anglais. 

Awkward! 

And our interest is in merely trying to quantify and qualify the home for you.If you have the home inspection in hand it's a spec sheet that you can shop around and get bids on, use to intimidate  Negotiate with the seller, offer to rehabbers (as a wholesaler) all without exposing you to any more liability, or stress, or awkward situations outside of the normal real estate purchasing process.And finally to address your last point, I know a couple Home Inspectors, and they do their own flips, also most come from a construction/architecture background so to say they don't know as much as a contractor is silly.  

We know the tenant so it puts us in a bit of an awkward position at least until the offer would be made to the tenant.
