It was for a pair of Duplexes ,class D area . ( LOL ,Check us out trying to come out the gate in a blazing fire)The COMPS are $74 , Asking was $105K for one and $99K for the other. 

Studied like crazy and right out the gate...smh...I actually love it though, great lessons and hopefully this misstep will help the thought process throughout the rest of the Flip!

Bill gates, warren buffett, Jeff Bezos to name a few, they all contribute a large majority of their wealth to owning a large share in a business. doesn't matter if it's private or publicly traded being a business owner wins over time, every time. 

To do that right out of the gate, you would need to get a commercial loan.

Summerlin is a huge master-planned community with tons of gated communities and high home prices.  

Most of my analysis is based on paying at or near asking price, but I'll come out of the gate 10-20% lower on my offer based on the condition of the property.

Our tenants also each have a "laundry alcove" with  washer and dryer hookups and a scissor gate.

Stable rents, appreciating retail prices, etc.Think of like the east side suburbs, B level like Lyndhurst, Mayfield, South Euclid, Twinsburg, or A level like Hudson, Solon, Gates Mills, Beachwood, Pepper Pike, etc.
