I have a lease signed for $1000/month to a single professional female, who will also pay all utilities. 

I also agree with the other responders here, that a lot of it comes down to your team, knowledge, PLUS a little female intuition!

Keep in mind on the West coast at least the industry is dominated by female agents.. and many do it part time and their hubby is still the main bread winner.. so numbers may not go down like you think..

Apparently, that is true for most of the female population from what I have been told.

They also have sub-group meetings based on geography and niche (new investors, experienced investors, female investors).

Then there is two female kids of hers living there and one boyfriend.

Everything had previously been smooth sailing until I received a message Sunday night that a female tenant (let's call her tenant A) came banging on the door of another tenant cursing at the young family (Tenant B) claiming that she couldn't get in or out of the drive way.
