Ali Marahi Triplex which is registered as a Duplex

Hi everyone,Actually we are working on a great Triplex deal in LA, which after we did a bit of a due diligence, we figured this property is registered as a Duplex in the city and the third unit is not registered, however the property has 3 electricity meters and it seems a permit is issued by the city almost 70 years ago ( the property is 100 years old) to build the third unit, while a certificate of occupancy or any similar approval has never been issued on the additional unit.Just wondering if anyone of you folks have had a similar experience and would it be too risky to acquire such a property?

We had a tenant updating a log daily to insure we’re don’t have any red flags or spike in usage to help detect any issues, but he’s taking a full time job and can no longer commit to the daily monitoring.We have a Sensus flow meter that appears to have remote monitoring of options, but there’s not a lot of contacts with experience with the products and it appears to need a lot of other components in-order to access all of its functions.We could use a whole home remote meter, but I wasn’t sure due to the total usage volume with a 26 home park if that would be an intelligent route or not.Primary need is remote reading of the water usage.Thanks for any insights you can provide!

The building was acquired vacant and will receive updated and separately metered utilities, new kitchens, bathrooms and in-unit laundry.

If this is a conversion to 2 units , it should have separate electric meters , each unit have its own hvac , The plumbing should be separate with sub meters .
