I can understand how a wholesaler would find some deals (I've heard some podcasts about that, essentially they're hitting the pavement) but I wonder how "investors" and "realtors" find properties if they are not using MLS/Zillow/Redfin?

There is a property that hit the market today that I can think of that meets all of your criteria, 6 beds, 4 baths, garage for each unit, side by side, yard, B class area, close to highways, and it's 15 minutes from Boston Heights, but alas, the listing price is well above your budget.

The last update we received was that they were waiting for an electric hookup, but when I contacted the utility company, they said they’ve been waiting on Kenny for months.Has anyone else dealt with this?

The main issue is that to do the ADU you have to spend so much bringing other items up to code like electrical, plumbing, lighting (windows) and egress.

Also doing all new plumbing and electric service/panel upgrade to 200amps.

So I understand to scale a training business many times you have to outsource ( don't know if this company is doing that) But out source your lead gen funnel.. pretty tough for the actual owners to respond to all the hits they are going to get if they are out on the web with mass advertising.. 

Not all syndications purchase properties with variable rates, if anything the group hit hard are those that raised money during 2021 & 2022 at record low rates and pushed quick turnaround value adds.
