As Dave J. asked in the forum conversation about Ohio wholesaling, “What is your intent and how comfortable are you if you have to defend that position if you find the local real estate commission asking questions?”

It would likely be easier to defend a case if they try to claim all of this nonsense and I beat all of it down with evidence in court showing they lie and scam at every turn.

@Brian Naumann  well I am not the one with a low end home in Memphis with no tenant and about to take a huge loss.... now your defending those that put you in this mess... :)  you have a nice dream but wrong asset to make that dream come true, unless you live there and make it your lifes work..

I'm going to paraphrase here:"COMMONWEALTH OF MASSACHUSETTS LAND COURT DEPARTMENT OF THE TRIAL COURTORDER OF NOTICE TO: (Previous owner's name), and to all persons entitled to the benefit of the Servicemembers Civil Relief Act; Wells Fargo Bank...Asset-Backed Pass-Through Certificates...claiming to have interest in a mortgage covering real property at (address), given by: (name) to (mortgage company) dated May 2005...and now held by Plaintiff by assignment, has/have filed with this court a complaint for determination of defendants service members status...If you object to the foreclosure of the property above then you or your attorney must file a written appearance and answer this before OCT 31, 2016 or you will be forever barred from claiming that you are entitled to the benefits of said Act"Now, forgive me for my ignorance, but is this just a foreclosure notice?

I work as an appellate public defender, which is fulfilling work but not so financially rewarding. :-) My goal is to buy my first property in either of these two markets.

Here is a little something that is really starting to get under my skin... It seems that everyone in the real estate community across the nation (I've been licensed now in 4 states) has SOMETHING to say about an agent...

If you want even close to that kind of security in what you are doing some attorneys will give a legal opinion letter but you will pay a lot for them to give one and defend it. 

Judgements or the costs of defending a lawsuit?

The only way I can think to defend against this type of thing is to be involved in the material purchase or to make use of a completion bond.
