I am wondering if my first steps (past the education part) is to build a network of people who know, like, and trust me through posting content like newsletters, articles, podcasts, doing webinars, going to events (aka build my brand), or, should I first find a deal and then raise capital?

I'm in Austin and there is a online mattress showroom that I visited to try out different brands. 

I am brand new to real estate investing, and participating in Brandon Turner's First Deal program.

Also the brand new AC unit put in by the seller was stolen before tenant moved in - thieves climbed a 7 foot fence.

Normally when people ask about something like this, they are looking for a quick way to survey markets, but that's not a great idea if you guys are brand new.
