These days I rarely get all the capital back so I have to come out of pocket a little, but I’m still much better off than just putting 20-25% down on a property.

They will likely count your potential rent as part of their analysis and should give you a good idea of how much you could "buy" based on your situation.

For instance, depending on your location insurance costs could be much much higher than indicated in the book, construction costs are a lot higher, etc. 

I would read up on the requirements of an S Corp.
