I'm with @Huong Luu but would add join a local REIA and find some PMLs they are always hanging out at meetings.

With the hold periods on BRRRRs nowadays, your margins will get crushed with hard money interest payments/points/fees. 

With the down payment you're putting down (assuming it's at best 25%) with current interest rates, you're maybe going to be scraping a couple of backs cash flow on a Class C+ property. 

The buyers I resonated with, who I believed in as operators–those were the people I was willing to be flexible with.

I would go with a real estate cpa, but I’m a little biased.
