When it comes to hard money, loans and Bridge loans, it really all depends on the borrowers, résumé and experience typically if you can verify that you have been a part of or completed 3-5 or more renovation projects in the last 36 months you can get up to 90% LTC and 100% of the renovation budget, if you are just getting started odds are you’ll be subject to decrease leverage and your LTC will be around 80 to 75%.If it’s your first time seeking a fix to rent or fix and flip loan, you will be limited to the type and scope of work that you can ask funds for.

The thing is, this change isn't an all around win, there is the loss of being able to resume following a topic from where you left off following; instead, we now have to do additional navigation.

Based on the conversations I had with some of the local PMs, there are demands in Cincinnati but definitely not as robust as Columbus (Larger city, more establishments/developments, more hospitals, etc...)SFH would be the way to go.

@Micki Parks the greater number of units under management, the more that must be delegated.The more delegation, the higher potential for errors, requiring more robust software to address.The biggest problem is that the majority of software users rarely take the time to actually learn how to fully use whatever software they have and then blame the software:(
