What I'm looking for is not criticism of the people, but innovative ideas about how to provide housing for people without going broke.  

At the seat of a deal I don't care who you are (the investor or catalyst, the lender, the contractor, the realtor, the title company the buyer the seller etc....

Figured I'd bring this thread back from the dead and update it with some numbers:Purchase price in 2006: 158k, 5% down ($5k of that was a 0% interest down payment assistance "loan")House is located in Hillen off Loch Raven Blvd, south of Argonne (near Original Northwood)Appraised in Nov 2016 for $133k. 

My experience here in MN has been that every year I have at least one person move out in Nov. or Dec.

I had a signed lease in Nov 2019, for June 2020 move in. 

Necessity breeds innovation.

Now toss in the deflationary impact of technological innovation allowing us to be more productive with less workers.

@Keivan Darius  I am not a big graphs guy maybe I should have been would have saved me a few million in 08.however as it relates to SFR housing.. there is no building boom at this time.. starts are still way down.. and that was one catalyst for the last crash.. think of all the hangover inventory you had in FLA GA NV AZ Central CA.etc etc..

This might not be the path Victoria wants, and if not fine, but I am always looking for ways to innovate.
